Comp Tracker

The Comp Tracker is your personal catalog of sales and lease comps. Save data from properties you're working on, then pull those comps into any future deal's appraisal.

Why use it

When you underwrite a new property, the appraisal pulls comps from public records and brokerage reports automatically. But you often have better, more recent comps from your own deal pipeline. Comp Tracker lets you save those once and reuse them forever.

Adding comps

Three ways:

  • Manually — Click "Add Comp" on the Comp Tracker page, fill in the form (sale price, cap rate, address, tenant, etc.)
  • Upload an OM — Drop a PDF, the AI extracts property data and pre-fills an entry for you. Review and save.
  • Bulk from BoV — *(coming soon)* Upload a broker opinion of value or comp sheet, parse multiple comps at once.

Sales vs Lease comps

The tracker has two tabs:

  • Sales Comps — saved transactions (sale price, cap rate, sale date, building SF, etc.)
  • Lease Comps — saved market rent data (rent/SF, lease term, tenant, etc.)

Pulling comps into a deal

On any deal's appraisal page, click "Add from Tracker" next to the Add Comp button (in both the Sales Comparison section and the Market Rent Comparison section). A modal lists your saved comps — click Add to import.

The comp is added as a user-uploaded comp on that deal, tagged "From Comp Tracker" so it's identifiable.

Pricing

Comp Tracker is free as long as you have at least 1 unused credit OR an active subscription. If you run out of credits, the page is locked until you buy more.

Org sharing

If you're part of a Clerk organization, your tracker entries are shared with everyone in your org. Solo accounts have personal trackers.
