Getting Started with Trestle

Welcome — Trestle is a self-service underwriting platform for net lease commercial real estate.

Signing up

• Go to trestlecre.com and click Get Started (or Sign Up Free)
• Pick the Broker signup flow (or Lender if you're a lender)
• Verify your email
• You'll land on your dashboard with 1 free credit — enough to underwrite one deal end-to-end

Submitting your first deal

• Click Submit Deal in the sidebar (or "Submit New Deal" from the dashboard)
• Drop your Offering Memorandum (OM) PDF into the upload zone
• Optionally add: lease document, comps PDF, property financials
• Click Extract Deal Data — Trestle's AI parses everything in 30-60 seconds
• Review the extracted data on the next screen. Edit anything that's wrong (the AI sometimes mis-reads numbers).
• Click Submit Deal

The pipeline runs automatically: credit, environmental, appraisal, title, and underwriting all in parallel. Total time: about 3 minutes.

What you get

After the pipeline finishes, you'll see:

• Pipeline cards at the top of the deal page (status of each step)
• Underwriting summary — composite score and recommendation
• DD detail pages — Credit, Environmental, Appraisal, Title (click each card)
• Deal package — a 30+ page financing memorandum you can download as a PDF, branded with your logo

Next steps

• Upload your logo + organization name in the Profile page so deal packages carry your brand
• Try the Comp Tracker to save sales/lease comps for future deals
• When you're ready, Submit to Lender Marketplace to get offers from lenders
