Add rent comps from an OM or BoV

A broker's local market knowledge often exceeds what Trestle's brokerage-report database covers. When you have comps from an OM, BoV, or your own tracker, add them in one of three ways.

Option 1: Upload a comps PDF

Fastest path if you have a document with multiple comps.

  • On the Appraisal page, scroll to Rent Comparables (or Sales Comps)
  • Click Upload comps PDF
  • Trestle's AI extracts all comp rows in ~30 seconds — address, rent/sale price, tenant, date, $/SF, cap rate
  • Review the extraction. Correct anything that got mis-read.
  • Click Add all or select specific rows to add

Works with:

  • OMs that include comp tables
  • Broker Opinion of Value (BoV) documents
  • Co-star export PDFs
  • Your own internal tracker PDFs

Option 2: Add a single comp manually

Good when you just have one or two comps to add (e.g., a deal you recently worked on).

  • Scroll to the comps table on the Appraisal page
  • Click Add rent comp (or Add sale comp)
  • Fill in the form: address, tenant, rent $/SF, lease type, date
  • Click Save

Option 3: Pull from Comp Tracker

If you've been saving comps to the Comp Tracker over time, you can pull them directly into any deal's appraisal.

  • On the Appraisal page, click Pull from Tracker
  • Select which saved comps apply (filter by geography, property type, date)
  • Click Add

What makes a good comp

For rent comps:

  • Similar property type (retail, office, industrial, NNN)
  • Similar tenant quality (investment-grade vs non-rated)
  • Similar lease type (NNN, modified gross, full service)
  • Similar geography — use the radius filter to scope this automatically
  • Recent (within 24 months ideally)

For sales comps:

  • Similar cap rate tier
  • Similar remaining lease term
  • Same property type and size class
  • Geographically close

What Trestle does with your comps

Your added comps are treated the same as Trestle's auto-discovered ones:

  • They appear in the comp table with source = "Manual" or "OM Upload"
  • They contribute to the market rent / market cap rate calculations
  • You can exclude them anytime with the toggle
  • If you don't like Trestle's reconciliation, adjust the income-vs-sales weighting in the Reconciled Value card

Tips

  • Upload the OM first — it often has 5-10 comps in one shot, way faster than adding manually
  • Comps you add apply only to THIS deal — to reuse across deals, save to Comp Tracker instead
  • Trestle already pulls 7,000+ brokerage data points — check the existing comps before adding duplicates
