Submitting Deals

What to upload

Required: an Offering Memorandum (PDF). Trestle's AI extracts property, tenant, lease, and acquisition data from the OM.

Recommended:

  • Lease document — gives stronger lease analysis (rent schedule, escalations, NNN terms, renewal options)
  • Comps file or BoV — adds sales/rent comps to your appraisal automatically
  • Property financials / P&L — verifies actual rental income against expected lease terms

Optional:

  • Title commitment (if you have one — otherwise the title step is skipped)

Reviewing extracted data

After AI parsing, you land on a review page showing what Trestle extracted. Always review:

  • Property address (especially zip code — OMs often have wrong zips)
  • Building square footage
  • Tenant name (sometimes parses as parent company instead of operating entity)
  • Annual rent
  • Cap rate

You can edit any field inline. Click Submit Deal when ready.

Fixing mistakes after submission

If you notice an error after the pipeline has run:

  • Open the deal page
  • Click the menu in the top right → Edit Deal
  • Fix the field
  • Click Save — the affected pipeline steps will automatically re-run

Editing is always free — it doesn't cost a credit. Re-running the pipeline on the same deal is also free.

When you can't edit

If you change the property address to a completely different building (different city, totally different street, totally different tenant), Trestle will block the edit and prompt you to create a new deal. This prevents accidentally re-using credits on different properties.

Typo fixes are always allowed — wrong zip code, wrong house number, wrong street suffix all pass through freely.

Adding comps after submission

On the appraisal page, you have three ways to add comps:

  • Add Comp manually — fill out a form
  • Upload BoV / comp sheet — Trestle parses the PDF and adds all comps in bulk
  • Add from Tracker — pick from comps you've previously saved in your Comp Tracker

Resubmitting / re-running

If you want fresh data (new EDGAR financials, updated comps), open the deal and click ⋮ → Re-run Pipeline. Free, no credit cost.
